1. What are communities?
Well, to answer this question as well as put in a little backstory, communities are an extension of a feature called Trainer Homes--where characters could own their own houses. This feature started back on the Old Kairuu and when brought over to the new Kairuu, has since evolved. The rules have been changed, and the whole system has been somewhat redone.
Communities are, in short, what they are in the real world, somewhat; on Kairuu, there are (currently) four communities. Each of these communities are built in different areas of the Kairuu region, and each feature different environments. As in the real world, communities in Kairuu are real estate; they have varying prices from one to another, even for the same amount of land or same sized lot, or even for the same exact living arrangements. For instance, Resort Gorgeous is currently the most expensive place to live, while Revlic City is the least expensive. It is also good to know that not every place will be able to hold all types of houses; using the same two examples, Resort Gorgeous prides itself on the beauty of it's island community and, as such, will not allow homes such as town houses nor trailers. Revlic City, on the other hand, has a much more dense population and less land, thus less land per person, and simply cannot have large homes such as estates in their borders, but have trailers and town houses--as well as others.
The four communities of Kairuu are as follows: •Resort Gorgeous ;; Named after the famous small island in the Sevii Archipelago, this community is based on a beautiful tropical island and arguably has the best scenery of all the communities. It is the most expensive to live in. •Vehlu Caverns ;; These caverns are built into the side of a mountain--which, at the summit, has an absolutely breathtaking view of almost the entire region. Dark and dank, Vehlu Caverns isn't for everybody, but mostly houses reclusive people. Vehlu Caverns can be called the antisocial community. Being built into a mountain is something very few people can say about their homes, and, as such, this is the second most expensive community to live in. •Arfiem Outskirts ;; At the edge of the desert, this community can be a bit difficult to live in to those whom aren't accustomed to the arid environment. It is not a very populated area and has plenty of land. Arfiem Outskirts is the second cheapest place to live in. •Revlic City ;; The city has always been a thick place to live in, and perhaps not always the safest. It is, however, the cheapest--so cheap, in fact, that their real estate is practically built on the idea of subsidized housing. Easily, that makes it the cheapest place to live in.
Each community has it's own benefits and disadvantages, so choosing where to live can be very important.
2. How many homes can I or my character own?
Currently, there is no limit to how many homes you nor your character can own. Each character on Kairuu can have as many homes as they like. As the communities become more populated they may or may not accept more members to their residencies. If their Real Estate Guide is currently locked and has [Not Accepting] in the thread title, then guess what? You can't purchase any new properties within that community until applications open again.
We may or may not put a restriction on the number of properties characters may purchase, and we may or may not eventually completely and permanently close application accepting on certain communities. So buy while you can!
3. Can I sell my houses?
Yes, and there are two ways that you can resell your houses. Mind that reselling is permanent and you can't ask for your property back, even if you promise a full refund! So be sure you want to sell your house before you put it up for sale.
The two different ways that you can sell your houses are: •Back to the community in which you purchased it. If you sell your property back to the community which you purchased it for, you will get a refund of 80% of your total purchase, not including Insurance Policies, which stay with the land even after it has been sold back to the community. This opens up a new slot in the community, and if they are currently closed for applications, they will open up again to sell this slot. Homes that are sold a second time around are typically a bit cheaper, and if they had an Insurance Policy on them before, the Policy comes with the house--free of charge! •To another person. If applications for a property are currently open, you likely won't find anyone willing to buy a property from you for more than they could if they purchased it directly from the community real estate. Most likely others will be expecting at least a small discount, but even that much could get you more money back than the 80% sans-the-Insurance-Policy that the community would pay you back with. The money a community pays you pack with is tapped from their Till. If, however, a community's applications are closed, then this could earn you some money, and people will probably be willing to pay more for it than you did--so you can gain profit. Mind that the Insurance Policy you may have bought for your home will always stay with the home, and you can choose whether to include that in your resell price or for free. You choose how much money you want for your property and see if anyone is willing to buy. If not, perhaps you should consider lowering your price.
4. What is 'Community Till'?
In short, a Community Till is virtually a sort of vault that holds all the money a community has within it, as well as displaying the amount they have stored.
Each community has it's own Till where the money they earn from all purchases of houses and extensions is stored. Communities earn money when people purchase houses from them, and can loose money if a person decides to resell the house back to them. As such, each community will almost always have different amounts of money in their tills.
Well, you may be asking what's the purpose of this feature.
Currently there aren't any. In the future, however, there may be many uses for this. Although we won't be telling you what they are yet, I'll give you one example we're planning on: the ability to use the money to purchase new things. Because I'm being vague, I'm not going to tell you exactly what those "new things" are, but you'll find out soon enough.
5. Can I transfer my home from one community to another?
Sadly, currently you are not allowed to do this. You are allowed to sell the house back to the community and buy a new house in the area you want, however, or just buy a new house. c: This feature may or may not eventually be added, we'll see.
6. Can we have roommates? Can we charge them?
You are allowed to have house mates, of course~ You cannot charge them, however. If you wish for them to pay some money (only applies if it is a different member's character) instead of the whole fees being dumped on you, then you can both apply to co-own the property. Note that, however, you both must agree to the house type and extensions, so sort everything out before you post! If you wish to co-own a house, both owners must post the same thing and include 'Co-Owning with ___' in their post where it is obvious.
